DBJ Green Building Certification is a program to support real estate that demonstrates high consideration not only for the environmental performance of the building, but also for disaster prevention and anticrime measures as well as societal demands from various stakeholders of real estate (Green Building), the Development Bank of Japan Inc. conducts an assessment based on a scoring model that it developed. Then, it selects real estate that meets the needs of the times.

CASBEE for Real Estate Evaluation

CASBEE (Comprehensive Assessment System for Built Environment Efficiency) is a performance assessment system developed and promoted in Japan under the initiative of the Ministry of Land, Infrastructure, Transport and Tourism. The evaluation consists of five categories: "Energy/Greenhouse Gases," "Water," "Resource Use/Safety," "Biodiversity/Site," and "Indoor Environment," covering a total of 21 items.

BELS

BELS (Building-Housing Energy-Efficiency Labeling System) is a third-party certification system that rates buildings following a requirement to label energy efficiency performance based on the Act on Improvement of Energy Consumption Performance of Buildings. Buildings are evaluated based on the value of BEI (Building Energy Index) derived from primary energy consumption based on the government's energy consumption performance standard.
Certifications and labels under this system are conducted by organizations registered as BELS operators, including registered housing performance evaluation agencies, designated inspection and certification bodies, or registered building survey organizations that have officially filed to perform BELS evaluations.
The energy efficiency performance is displayed using a five-level star rating system (★ to ★★★★★).

CASBEE® Wellness Office Certification

CASBEE Wellness Office Certification evaluates a building’s specifications, performance, and other measures that help maintain and improve the health and comfort of building users. The evaluation includes not only factors that directly affect the health and comfort of those working in the building, but also those that contribute to improved intellectual productivity, as well as safety and security. The evaluation is displayed in 5 levels (S rank ★★★★★ to C rank ★).
ResReal (Flood) Real Estate Resilience Certification

OJR has acquired ResReal real estate resilience certification for flooding for two hotel properties. ResReal is Japan’s first certification system that quantifies and visualizes real estate resilience against natural disasters. Real estate resilience is evaluated based on four elements: robustness (location/building), redundancy, responsiveness, and substitutability, along with the innovativeness of initiatives such as installing rainwater storage tanks and collaborating with local communities.
