We believe that understanding the needs of tenants and building good relations with tenants is vital for internal growth. For this reason, ORIX Asset Management Corporation, the asset management company, not only entrusts the operation and management of properties to outside property management companies but has also established internal systems to quickly respond to the needs of tenants by assigning full-time staff in charge of property management. With these systems, we have endeavored to increase value through the renewal of properties to raise the level of customer satisfaction. We also have sought to increase lease income through the lease of properties, carefully studying the characteristics of each property and rent trends. In addition, we have an active commitment to cost reduction. We have established criteria for the selection of building management companies and reduced the cost of operations and management by concentrating services on companies that satisfy the criteria.

The glass wall was covered on the outside wall of the building. Because the building was planned and built using old earthquake standards, after obtaining certification based on the "Earthquake-Resistance Acceleration Law", new earthquake-resistant construction was completed.

Overall changes were made to the entrance of the building utilizing many materials such as glass and aluminum.

elevator
A coffered ceiling was installed in the common area.

Raised access floors, a grid-system ceiling and individual air-conditioning were installed in the rental function room(s).
